JOB DESCRIPTION
Job Title: Construction Estimator/Scheduler

Position Summary:
The Construction/Estimator/Scheduler will be responsible for helping to support the development, analysis and reporting of cost, schedule and performance progress. Identifying dependencies and relationships as well as collaborate with Clients, Customers and Senior Management. To be successful, the right candidate will have strong verbal and written skills, necessary to communicate and manage client expectations, understand schedule interdependencies and Work Breakdown Structure relationship to program management. In addition, will collect and analyze data in order to estimate the time, money, materials and labor required for project bids. Work will be performed in an office setting with occasional travel and work in the field.

Construction Scheduler Essential Responsibilities and Duties:
- The Scheduler shall have an in-depth knowledge of construction practices and sequencing
- The Scheduler shall review construction schedules with supporting documentation
- Scheduling scenarios to assist the project team
- The Scheduler shall demonstrate the ability to prepare a Critical Path Schedule (CPM)
- Assists the Project Team in evaluating and monitoring the Contractors progress schedule as well as consulting and troubleshooting issues throughout the construction of the project
- Assists in the creation, management, and maintenance of project accounting, including revenue recognition, and analysis of financial results
- Performs detailed reporting and analyses of financial data that is key to program success
- Assists in forecasting, budget preparation, and variance tracking. This includes management and maintenance of monthly and quarterly financial reporting
- Provides support as needed in managing customer billing and accounts receivable
Construction Estimator/Scheduler Essential Duties and Responsibilities:
- After obtaining a thorough understanding of the scope of work, prepares estimates through analysis of proposals, blueprints, specifications, and related documents.
These steps include:
- Identifying labor mix, material, and time requirements for bid preparation
- Preparing material takeoffs from blueprint
- Preparing RFQ’s to send out to subcontractors or supplies
- Obtaining current and accurate information on prices
- Preparing workflow schedules review and Quality Control (QC) bid pricing from all vendors
- Resolving discrepancies by collecting and analyzing information
- Participating in site walks in support of cost estimate preparation; and
- Presenting prepared estimate to management
- Assists in the development of technical work plans
- Establishes and maintains working relationships with vendors and subcontractors
- Maintains and populates cost database by entering and backing up data
- Communicates with trade partners and team members regarding new and current projects; and
- Maintains technical knowledge by attending educational workshops
Qualifications
- Must have a minimum of 5-10 years’ scheduling experience
- 5+ years of experience in commercial estimating
- 3+ years of experience in construction estimating
- Construction management experience
- BS degree in Engineering, Architecture, Building/Construction Management is preferred
- Strong background using Primavera P6 scheduling software
- Experience with construction schedules for the design-build phase of the projects
- Critical Path Method (CPM) scheduling knowledge/experience and the ability to analyze schedules to determine duration and logic issues
- Proficiency developing detailed resource loaded design and construction schedules, and preparing progress/status reports and performance of earned value analysis
- Experience with time impact analysis
- Construction claims and change order experience is preferred
- Construction scheduler should have experience integrating the construction schedule into the master schedule
Knowledge, Skills and Abilities:
- Must have excellent computer skills with in-depth knowledge of Primavera scheduling software and Microsoft Project.
- Ability to utilize Microsoft Office products, specifically Word and Excel is required
- Candidate must be able to demonstrate excellent verbal and written communication skills
- Ability to read architectural plans and construction documents
- Proficiency with MS Word/Microsoft Windows/MS Project and Excel
- Ability to multi-task and meet strict deadlines
- Must be detail oriented with strong organizational and problem-solving skills
- Ability to develop value engineered alternatives
- Experience with estimating software preferred
