SUMMARY
We own and operate 100+ manufactured housing communities (mobile home parks) across the United States. As an investor, our thesis is that America lacks affordable housing but continues to see growing demand. As a landlord, we strive to be the premier provider of safe, convenient, and affordable housing; to create communities in which residents are proud to live. Across the country, we have grown from 20 lots in October 2017 to 7000+ units today. We are seeking a local Multi-community Property Manager in the Plattsburgh, NY area (or within 30 minutes) to oversee multiple mobile home parks in the Plattsburgh area and surrounding areas.

Location

Plattsburgh, NY - 4 properties across Plattsburgh. While there is some office time, the role is primarily "in the field" and you will be expected to visit every community approximately twice a week.

Responsibilities
The overarching role of the District Manager is to create outstanding, well-run manufactured housing communities. How?

  • Communication: You will have regular calls with the regional manager to review the status of maintenance projects, rent collections, evictions, home sales, and any unique problems or situations as they arise. This will be through text, email, and phone calls.
  • Community Infrastructure: While the part-time maintenance at mobile home parks can handle the day-to-day problems of basic water leak repair and minor sewer clogs, there are some tasks where you will need to find a specialist (and fast!). You will meet contractors on-site to explain problems and oversee the work being done. In addition, there are sometimes emergencies (water main breaks; major sewer clogs, etc.) and you will have to jump in to get them resolved quickly. If you are skilled in a certain trade (HVAC, plumbing, etc.) also let us know.
  • Community Appearances: You will maintain the quality of the community -- ensuring trash is picked up; enforcing community rules and regulations (clean yards, no large dogs, etc.). In addition, you will drive events in order to promote community and pride of ownership, such as a yard of the month competitions. You will have to walk the parks often and look under homes on occasion when looking for leaks.
  • Collections: You will read utility meters in order to generate utility bills. You will generate monthly statements and late notices and regularly follow up with tenants who are behind on rent. You will provide key files to support the evictions process from start to finish.
  • Leasing: You will process lease applications for new tenants buying homes in the community, and you will lease RV lots as they become vacant.
  • Home Refurbs and Sales: You will manage the completion of home lease-up from start to finish, from the refurbishment of vacant park-owned homes to the marketing and ultimate sale of the park-owned homes to new tenants.
  • Resident Relations: You will readily talk to residents to address problems as they arise. You will monitor the community phone and text line. You will address minor concerns and elevate bigger problems to your regional manager as you see appropriate.
  • Travel: You will visit communities twice a week in order to identify areas for improvement, speak with residents, and address rules violations.

Skills & Qualifications

  • We do not care about a college education, although it is a plus. We believe good experience and good judgment speak for themselves, and we always want to give people of any background a chance.
  • Mobile home park experience is not required, although it is a huge plus. If you've managed people and driven results within any industry, we encourage you to apply. In particular, if you've managed apartments, we encourage you to apply.
  • RentManager experience is not required, although it is a plus.
  • You must have a strong understanding of Word, Excel, and Email.
  • You must love talking to and listening to people. Residents love to talk and update you on their communities.
  • You must be energetic and have a growth mindset. When things go wrong, your reaction should be, "How could I have done things differently to prevent this?", rather than "Whose fault is this?"
  • You are looking to work within a quickly growing, entrepreneurial company where there is rapid room for advancement.
  • Self-motivated individual

Pay

Starting at $40,000-55,000 per year, based on experience. You will be eligible to receive a bonus at the end of each quarter based on community appearance, collections, and leasing activity.
