We are seeking a motivated and detail-oriented individual to join our team as a Full-Time Leasing Agent. In this role, you will be responsible for a wide range of leasing, administrative, and customer service tasks to ensure efficient operations within our residential properties. This is an in-office position, and remote work is not available. The successful candidate must possess a valid driver's license and have reliable transportation.
Requirements:
- High school diploma or equivalent.
- Previous experience in leasing, property management, or a related field is preferred.
- Strong attention to detail and organizational skills.
- Excellent communication and customer service abilities.
- Proficiency in using property management software, such as Appfolio, is a plus.
- Ability to work independently and collaboratively within a team.
- Must have a valid driver's license and reliable transportation.

Responsibilities:
- Answering Phones: Serve as the primary point of contact for incoming calls, providing exceptional customer service and effectively addressing inquiries. Act as backup when needed.
- Move Out Procedures: Enter move-out notices into the system, update the turn board, and promptly notify the Property Manager and Inspector of upcoming vacancies for necessary preparations.
- Vacancy List: Update the vacancy list once per week, ensuring accuracy and timely availability of rental units.
- For Rent Sign Placement and Pickup: Place "For Rent" signs at appropriate properties and remove them once the units are leased, maintaining a professional and inviting appearance.
- Tenant Relations: Handle general tenant inquiries, address concerns, and provide assistance to foster positive tenant relationships.
- Rent Collection: Collect rent payments in the office, ensuring accuracy and proper documentation, and providing receipts to tenants.
- Delinquency Calls - Rent: Reach out to tenants with outstanding rent balances, following established protocols to remind and assist them in fulfilling their payment obligations.
- General Requests: Receive and process maintenance requests from tenants, ensuring prompt communication with the maintenance team and providing updates to tenants as necessary.
- Marketing Strategies and Execution: Assist in developing and implementing marketing strategies to attract prospective tenants, including online listings, social media campaigns, and other advertising platforms.
- Application and Tenant Screening: Guide prospective tenants through the application process, review applications for completeness, and conduct thorough tenant screenings, including income verification, rental history checks, and credit investigations.
- Follow up with prospective tenants who have shown interest in our properties, ensuring timely and professional communication to encourage lease agreements.
- Organize and maintain accurate and up-to-date physical files for tenants, including lease agreements, applications, and other relevant documentation.
- Facilitate the execution of lease agreements and ensure the proper setup of tenant information within the Appfolio property management software.
- Obtain completed move-in checklists from tenants, ensuring thorough documentation of the property's condition upon move-in.
- Process and refund binder fees to prospective tenants who do not proceed with lease agreements, and handle mailing of necessary letters or documents.
- Assist in preparing lease renewal letters, manage the Appfolio renewal workflow, and update commission spreadsheets accordingly.
- Serve as a backup to the Property Manager in delivering official notices to tenants, ensuring compliance with legal requirements.
- Perform various administrative tasks as assigned.
