Position Summary
:


Responsible for supervising and directing maintenance staff. Oversee any and all maintenance functions of the properties owned and operated by Father Bill’s & MainSpring in the Brockton, Quincy, Stoughton, and Middleboro areas. Associate’s degree or 5+ years experience; or equivalent combination of education and experience. Minimum of 3 to 5 years of progressive experience and responsibility in a maintenance field, two of which were holding a supervisory position directing a multi-functional maintenance staff. Strong mechanical aptitudes, and a working knowledge of electrical, and mechanical systems. Excellent trouble shooting and diagnostic skills. Ability to define problems, and resolve them quickly. Familiar with local building codes and OSHA regulations. Familiar with all current health and safety regulations. Requires strong supervisory skills, coupled with excellent oral and written communication skills. Ability to work well with ever changing priorities and or situations. Must be a self-starter who can work well with people at all levels both inside and outside of the agency.


Essential Responsibilities:


  • Hire, train, supervise, guide and support direct reports; meet weekly with staff, assisting them in identifying areas in which growth is needed.
  • Prepare daily, weekly, monthly, and periodic reports as required by law and operating procedures.
  • Maintain the privacy of all guest/program participant information in accordance with agency policies, procedures, and practices, as required by law, and in accordance with general principles of professionalism as a social service provider.
  • May access confidential guest/program participant and/or employee information only to the extent that it is necessary to complete job duties. May only share such information with those who have a need to know specific information to complete their job responsibilities.
  • Encouraged and expected to report to designated management personnel, without the threat of retaliation, any concerns regarding the company’s policies and procedures on privacy and any observed practices in violation of that policy.
  • Maintain relationships with, and cooperate with, various community providers.
  • Participate in a variety of meetings, discussions, conferences, seminars, and workshops that relate directly to the position; represent the agency when needed or requested.


SPECIFIC DUTIES AND REPONSIBILITIES

  • Manage the maintenance of the building, grounds, equipment, and facilities of all FBMS sites/buildings.
  • Coordinate the install, move, repair, and remove equipment and utilities within the building(s).
  • Maintain records on all sites to ensure timely annual maintnence of buildings and their systems.
  • Collect rent, track and submit rental payments from tenants/program particpants. Prepare leases for such properties.
  • Keep in compliance with and abreast of all OSHA regulations.
  • Contract with and supervises all outside contractors.
  • Maintain a preventive maintenance program within the confines of an annual budget. This includes all heating, air conditioning, as well as maintenance and repair of buildings, vehicles and equipment.
  • Prepare annual budget and operate within that budget with regard to the expenses for production supplies, operating supplies, electricity, gas, water and sewer.
  • Maintain plan for fire evacuation and disaster response. Serve as facility Emergency Response Coordinator.
  • Coordinate Environmental Health and Safety Program.
  • Responsible for hazardous waste disposal programs.
  • Responsible for paper recycling program.
  • Maintain up to date records for all state, federal, and insurance semi-annual and annual inspections.
  • Ensure immediate unit turnover for 56 scattered site units in the community
  • Coordinate unit turnover for 56 scattered site units in the community including interfacing with landlords for lease up, participants issues and repairs

    • Travel: Local travel may be required. Valid driver’s license and good driving record required.
