Job Purpose & Position Overview
The purpose of this position is to perform a wide variety of tasks associated with management of the Physical Environment of the hospital campus. Primary duties include installation, maintenance, repair, and preventative maintenance on the plumbing, electrical, heating, ventilation, and air conditioning systems on the Twelve Clans Unity Hospital campus. Secondary duties include work on specialty systems, carpentry, painting, refrigeration, and other miscellaneous duties as assigned. This position is subject to scheduled call-back. Must maintain a valid drivers license to operate departmental vehicles. This position requires scheduled and un-scheduled Call-back, alone or to assist, in response to urgent repairs or alarms related to the safe operation of the hospitals facilities.
Specific Job Duties/Responsibilities:
Plumbing Duties
- Installs, modifies, maintains, and performs preventative maintenance on various plumbing systems on the hospital campus including but not limited to domestic water supply and waste systems; drain and vent systems; and associated equipment including but not limited to pumps, valves, sinks, lavatories, bath tubs, showers, and hot water heaters.
- Clearing stoppages, and repairing or replacing pipes, valves, and fixtures.
- Removing, repairing, cleaning and re-installing system components; troubleshooting, isolating problems, and making repairs or adjustments to bring plumbing systems back into performance parameters.
- Marking locations of for piping to pass through walls, ceilings, and floors for new piping to pass through, and installing supports, hangers, and foundations.
Electrical Duties
- Install, modifies, maintains, and performs preventative maintenance on various low voltage electrical systems on the hospital campus including but not limited to power, lighting, fire alarm, nurse call, and paging systems.
- Install or modify conduit and wiring; pulling new or replacing wiring; making connections in electrical panels.
- Install or replace breakers or switches, light fixtures and bulbs, outlets, switches, speakers, telephone and computer jacks, and other devices.
- Troubleshoot or test existing, new, or modified systems making adjustments to meet applicable cos and manufacturers specifications.
Heating, Ventilation, Air Conditioning (HVAC) Duties
- Installs, modifies, maintains, and performs preventative maintenance on HVAC systems on the hospital campus including but not limited to steam heating, chilled water, cooling, condensation and standalone heating/cooling systems and associated equipment such as boilers, chillers, heat exchangers, air handlers, exhaust fans, fan coils, central air conditioning coils and condensers, natural gas forced air furnaces, circulating pumps and motors, humidifiers, compressors, and thermostats.
- Remove, clean, repair, lubricate, re-install, calibrate and replace HVAC parts.
- Disassemble components, repack bearings, shafts, impellers, and couplers; calibrate thermostats and humidistats.
- Change oil and replace air filters.
Secondary Job Duties/Responsibilities:
Specialty Systems Duties
- Maintains and performs preventative maintenance on various specialty systems on the hospital campus including but not limited to medical vacuum, oxygen, and associated equipment such as air compressors, vacuum pumps, and associated valves, manifolds, and piping.
- Remove, clean, repair, lubricate, re-install, calibrate system components such as motors, compressors, supply and zone valves, and maintain system labeling and integrity in accordance with manufacturers specifications and applicable regulatory codes.
Carpentry Duties
- Installs, modifies, maintains, and performs preventative maintenance on various structural systems on the hospital campus which consist of concrete block, wood, and steel stud structures.
- Read blueprints, sketches, or work orders, select materials, and measure dimensions.
- Construct or install floor joists, sub and finish flooring and floor coverings, sill and top plates, wall studs and sheathing, exterior siding, roofing, and gutter systems.
- Perform drywall mudding, taping, and finishing.
- Install interior trim moldings, stair supports, treads, rails, cabinets, vanities, interior/exterior doors and windows.
- Pour and finish sidewalks, and install ceramic tiles and grouting.
- Duties may include detailed work including but not limited to cutting door and window frames to size, and fitment of casings into openings using a plane.
- Install hinges and mortis doors for locks and striker plates, making adjustments to suit.
Painting Duties
- Installs, modifies, maintains, and performs preventative maintenance on various painting systems on the hospital campus including but not limited to determination of the type of paint required and mixing/blending or using pre-mixed paints, lacquers, or varnish.
- Prepares surfaces for painting by dry or wet sanding, and removing dirt or paint with a brush or cloth, wire brush or wheel, or by applying paint remover.
- Patches holes or cracks in wood or other surfaces using filler or putty, and applies neutralizing and conditioning agents to bare metal surfaces.
- Applies masking tape to sections or parts that are not to be painted, and installs drop cloths.
- Paints interior and exterior surfaces; applies primer and finish coats of paint to prepared surfaces of wood, metal, or concrete using hand brushes, rollers, or spray equipment.
- Cleans and maintains painting equipment.
- Erects scaffolding as needed.
- Other duties as assigned.
Required Qualifications/Skills:
- High School Diploma or G.E.D. is required.
- Bachelors degree preferred.
- One year of work performing similar duties.
- Ability to understand and follow oral and written instructions
- Must have excellent communications skills.
- Ability to work effectively with other employees and staff
- Ability to pass background check and drug screen
Training Requirements:
- Must be willing to pursue training as directed by higher level management.
Physical Requirements:
- Rigorous work (ability to lift over 50lbs.)
- While performing daily duties, the employee is regularly required to talk and hear

Language Requirements:
- Must possess the ability to read, write, and speak the English language fluently.

Certificates, Licenses & registrations:
- Must have a valid drivers license and must be able to meet drivers eligibility guidelines.
- Must be insurable.
