JOB SUMMARY

Sun Tribe Development is seeking a Real Estate Specialist to join our utility scale development team, based in Charlottesville. We’re looking for a detail oriented, organized, entrepreneurial individual able to manage competing priorities who is excited about solar energy. The Real Estate Associate will provide real estate, transactional, and administrative support for a portfolio of pre-construction solar energy projects, with an emphasis on lease and purchase option agreements, title work, and compliance with executed contracts and agreements. TEAM RELATIONSHIPS

The Real Estate Specialist reports to the Vice President, Real Estate.

PRINCIPAL RESPONSIBILITIES

• Prepare and complete form real estate documents, including options, option memoranda, purchase and sale agreements, leases, lease memoranda, easements, assignments, surface waivers, notices of exercise, escrow letters, subordination agreements, and other real estate documents in executable format
• Track status of title work and report to internal and external parties the necessary information required to obtain title insurance policies for project financing
• Order and review title commitments and ALTA surveys, identify issues and work directly with the title company, counsel, and surveyors to support clearing title exceptions, and obtain revised title commitments and final surveys
• Research deeds, analyze county tax parcel and GIS data, and maintain data related to title documents and other agreements
• Document management for sites and project entities under development, including operating agreement and insurance compliance

DESIRED SKILLS AND EXPERIENCE

• Associate degree in paralegal studies, or similar
• Working understanding and knowledge of real estate documents, including titles
• Virginia Notary Public
• Proficient knowledge of Microsoft Office and Adobe Acrobat software
• 2 years of experience in real estate and title transactions
• Geographic Information System (GIS) knowledge preferred
