Percheron is looking for a Due Diligence Specialist that is local to Houston TX and willing to work in-house (M-F) with one of our clients.
Agent will be performing historical research and due diligence review of various right of way files/land related documents, review lease payments and obligations, mapping, document setup and interpretation, compare file data with maps to locate gaps between easements, review documents for errors, gaps in ownership, etc.

• Participates in land due diligence projects associated with pipeline asset acquisitions and divestitures.
• Responsible for performing tasks associated with understanding and interpreting easements provisions.
• Responsible for abstracting and capturing relevant legal terms and provisions from easements, real property leases, deeds, and any other land documents into database.
• Determine ownership locations for new alignment sheets
• Capture historical tract references
• Identify property types, usage, and methods of acquisition
• Enter grantor(s), grantee(s), lessee(s), lessor(s) information

• Advanced proficiency level in reviewing and interpreting alignment sheets, surveys and plats required.
• Real estate title and project document management experience required.
• Knowledge of proper legal document execution practices, such as what signatures are required for trusts, conservatorships, guardianships, estates, etc.
• Knowledge of due diligence review of right of way files and understanding of assignability and reversionary clauses, restrictions, fractional ownerships, lease payments and terms, and abandonment clauses
• Ability to plot metes and bounds descriptions of property and read a variety of maps, both electronic and paperMust have some experience working with real estate and records management databases.
• Must have some experience with GIS (Google Earth, ArcGIS, etc.)
• Must have midstream experience.
• Advanced proficiency level in Microsoft Office Suite, specifically Excel, required.
