Pena-Alcantara Consultants, Inc. is currently seeking Assistant Project Manager for an upcoming project in Manhattan Beach, Brooklyn, NY.
Responsibilities Include but are not limited with:
- Review: Bid and Schedule of Values (SOV) for the lowest bidder, Contractor’s SOV for payments, Contractor’s Site-Safety Plan, Subcontractor’s insurance certificates, Contractor’s baseline schedule, logistic plans, etc.
- Coordinate with stakeholders
- Anticipate issues and be prepared to mitigate risks
- Track schedules, submittals, meeting minutes, RFIs, daily logs, and change orders in Contract Manager
- Maintain project records and provide general project administration
- Perform daily field inspections and prepare daily field reports
- Verify proper signs are posted regarding safety, wages, and permits
- Facilitate and/or expedite the processing of RFIs and submittals
- Coordinate with special inspections consultant and testing
- Maintain quality assurance and compliance with contract design
- Confirm all work installed as per approved shop drawings and submittals
- Ensure NCRs are closed out in an expedient manner
- Review Contractor’s monthly requisitions
- Coordinate asbestos abatement closeout
- Be present during nightly abatement work
- Track the progress of the schedule including review of Contractor’s schedule updates
- Monitor site safety and security
- Review proposed change orders for validity and costs
- Maintain anticipated cost report
- Monitor utilization of MWBE firms and labor compliance
- Inspect and monitor interior partition construction
- Attend meetings with client and consultants, prepare meeting minutes
- Work with expeditor to close all permits
Minimum Qualifications:
Candidates must have recent, successful experience providing similar services for projects of similar size, dollar value, scope, schedule and complexity, with an emphasis on prior DASNY projects:
- Asbestos Abatement at various locations
- Replacement of the existing curtain walls and windows, sloped metal roofs with associated flashings, skylight and sloped glazing, storefront, and metal doors.
- Brick Masonry replacement/restoration and pointing. Misc. interior work including ceilings, drywall, and painting.
