Chief Engineer Job at Campbell Property Management
POSITION RESPONSIBILITIES:
Ensuring all mechanical systems and equipment are operational and properly maintained.
- Ensures that all common areas are maintained in a clean, aesthetically appealing and disinfected condition.
- Manage physical maintenance operations and building systems, including operational problem-solving and preventative maintenance scheduling.
- Walking floors to inspect and monitoring equipment mechanical rooms, roof, cooling tower, HVAC, Generator, etc.
- Assigning and closing daily work orders,
- Maintain operational support of boilers and other major equipment.
- Maintain and ensure correct operation of air conditioning, heater, ventilation, and refrigeration systems daily.
- Perform preventive maintenance and/or schedule vendor outsourcing repairs for plumbing, electrical, and cosmetic construction to include roofing.
- Purchase, repair, maintain and install mechanical, electrical and plumbing apparatus as it relate to general building facility operation.
- minor carpentry, electrical and plumbing work.
- Manage staff, contracts, vendor relations, bids, projects, RFPs and negotiations and Receive bids on proposals for heating, ventilation, air conditioning alterations and installations.
- Institute preventative maintenance schedules, troubleshoot and implement emergency plans.
- Stoop, climb ladders and lift heavy loads during set up of events.
- Respond to and provide assistance in emergencies such as securing or safeguarding HVAC equipment or those relate to fire/life/safety conditions.
- Ensure all quality assurance, OSHA regulations, and corporate initiatives are successfully train, communicate and implement.
- Train maintenance technicians in theory and troubleshooting skills
Full-Time 8:30-5:30 – Monday thru Friday - on call for any emergencies
Pay Rate: $65k-$75k DOE
