With limited direction from the Account Director, the Custodial & Events Manager will develop, lead and direct the custodial service solutions performed on all shifts for all client buildings & grounds.

The position shall have responsibility for the scheduling of all shift work across multiple shifts and direct shift leaders and cleaners in the daily operations, regular periodic schedule, and on-demand event. The Custodial Manager will be responsible for ordering and maintaining of all custodial supplies and equipment and manage a labor and supply budget. The position assists the Director in the operation of campus systems and functions as a member of the management team including on weekends, nights and possibly in a manager-on-duty rotation. The position will be available 24 hours per day, seven days per week as the program leaders.

Responsibilities:

  • Manage daily cleaning and recycle operations.
  • Performs daily, weekly, and quarterly inspections to ensure the quality of the cleaning operation.
  • Makes regular rounds of all campus buildings and customers to ensure quality assurance goals are met daily
  • Resolves customer concerns/problems and ensures repeat issues are not had.
  • Maintains cleaning supplies in accordance with building budgets. Orders and distribute supplies in a timely manner.
  • Develops a schedule and completes all periodic cleaning tasks per the pre-established schedule per a contractual scope.
  • Hires, trains & retains cleaning and event support personnel as needed and per the terms of a collective bargaining agreement.
  • Provides annual training for all custodial employees. This training shall include (but not be limited to items such as, blood bourne pathogen, general safety, asbestos awareness, sexual harassment, job safety and cleaning skills.
  • Maintains all assigned cleaning equipment.
  • Provides snow removal supervision for multiple campuses. This may include occasional night or weekend onsite support.
  • Provides landscaping supervision for multiple campuses.
  • Provides supervision for function support. This may include occasional night or weekend onsite support.
  • Supervision of over-time events during the normal workweek and weekends will be required. Frequently it will be on short notice when it occurs during the week.

Essential Functions:

  • Leadership - Overall ownership and accountability of operational management and financial performance of the facility is required.   • Client Relationship – The UG2 Manager is expected to establish and maintain excellent and effective client and customer rapport for a mutually beneficial business relationship. This is accomplished through:Identifying key client stake holders, and meeting regularly to achieve outcomes and to ensure client needs are met and communicated as operational progress.

Facilitating and supporting business growth and retention activities.
Developing innovative program improvements (in facilities, custodial, energy, grounds and maintenance) to meet client and customer demands and specifications.

  • Financial Performance – UG2 leaders grow revenue and manage budgets which includes seeking and implementing cost controls with regard to labor, supply, and inventory. The Custodial and Events Manager will ensure the completion and maintenance of P&L statements. The role has oversight and responsibility to deliver client and company financial targets. This is accomplished by:Implementing UG2 processes and systems.

Understanding performance metrics, data, order and inventory trends
Educating teams on key levers to improve margins.
Daily review of the labor report vs. schedule and implementing controls.

  • Productivity – The role is responsible for implementing and maintaining the correct labor, supplies and equipment schedules to meet the contract deliverables. The UG2 manager will create value through: Efficient operations, Appropriate cost control and profit management

Qualifications:

  • Requires a high school education or equivalent. Preference will be given to those with a college degree in a hospitality, business, environmental science, engineering or safety discipline.
  • Seven to ten (7-10) years of custodial or environmental service experience.
  • A minimum of 5 years of direct supervisor experience
  • A minimum of 3 years of management experience
  • Demonstrated success leading a large multicampus operation
  • Requires a thorough knowledge of cleaning processes, equipment, cleaning products, supplies and record keeping.
  • Proficiency in a second language such as Spanish is necessary.
  • This position requires leadership/motivating skills in supervision of cleaning personnel.

Requires tact and diplomacy in dealing with outside vendors, campus community members and team members.
