DIRECTOR OF DEVELOPMENT

About the Company

Trojan Storage is a national owner, operator, and developer of self-storage facilities headquartered in El Segundo, CA. The Company was founded in 2007 by USC colleagues with the purpose of acquiring and repositioning underperforming self-storage assets. In 2018, Trojan experienced a highly successful liquidity event that significantly improved the trajectory of Trojan, giving us the capacity, balance sheet, track record and access to grow at a far faster pace without sacrificing culture and philosophy.

Since the sale, the Company has acquired and developed 26 self-storage facilities with over 2.5 million square feet located throughout California, Oregon, Illinois, New Jersey, and Washington. These existing facilities have an estimated market value of +$750 million. Further, the Company is continuing its rapid growth with an additional 11 ground-up-development projects concentrated along the West and East Coasts. In addition to the owned portfolio of assets and land, the Company third-party manages 1.7 million square feet.

An accelerated growth phase is anticipated over the foreseeable future due to a strong pipeline of new projects and a well-capitalized balance sheet. The Company’s team is seeking to build one of the largest class A self-storage portfolios in the US.

About the Position

The Director of Development will report to the CEO of the Company and will supervise staff in the development process. This individual will play an integral role in executing the overall development strategy of Trojan Storage by sourcing and analyzing new development opportunities in specified target markets. The Director will be responsible for project conceptualization, deal negotiation, market and financial analysis and overall entitlement strategy.

Responsibilities

· Understand zoning and land use requirements for self-storage development in target development markets

· Create and cultivate relationships with the self-storage and industrial broker community

· Drive growth by sourcing development opportunities in target markets

· Perform initial investment analysis

· Conduct due diligence including, but not limited to, property inspections, financial analysis, operating history review, zoning analysis, and third-party reports

· Oversee the entitlement process

· Coordinate with internal development resources to evaluate site feasibility and estimated development costs

· Research market rates, current supply, and development pipelines of target markets

· Travel on short notice to tour prospective acquisitions

· Attend industry trade shows and events

· Prepare project investment summaries as needed for Director of Finance

Qualifications

· Bachelor’s Degree in Real Estate, Finance, or related Business majors

· Real Estate Development Experience for the past 5+ years (Self-storage industry experience preferred but not required.)

· Experience with financial modeling and investment analysis

· Excellent written and verbal communication skills

· High degree of proficiency in Microsoft Excel

Compensation

· Salary and Bonus: $175,000 - $325,000
