Facilities Technician
JOB DESCRIPTION

This position requires general knowledge of HVAC, electrical and plumbing systems and performing various projects like painting, furniture repair, some drywall patching. Reports to and supports the Facility Manager.

The ability to interact with the office building managers and members is key to your success.

Primary responsibilities will be at four 40,000 square foot neighborhood office locations that are in McKinney, Frisco, Prosper and Flower Mound with additional support in Allen and Plano as needed. More information at https://caddooffices.com/.

Accountable for:

• Always keeping properties and vacant suites “tour ready”
• Performing work orders and preventative maintenance assigned to you
• Keeping maintenance supplies and tools in stock and organized at each location
• Identifying and solving problems (Knowing when to ask for help)
• On call for emergencies, on a rotating schedule
• Back of house areas to be clean and organized.
• Hot and Cold temperature calls for suites.

Qualifications:

• Familiar use of Angus or other work order platforms
• Ideally lives within 15 minutes of 1 of the 4 properties you would maintain
• Verbal and computer communication skills is a must
• Ability to work efficiently with intermittent supervision is required.
• Driver’s License and a favorable Driving Record
• Reliable transportation and vehicle insurance
• High School Diploma, or equivalent qualification
• 5 years’ experience in a similar role
• Training in rooftop HVAC unit repair is a plus

Detailed Maintenance Tasks:

• Complete work orders, including refreshing of office suites, in a timely manner as they are assigned.
• Clean and organize indoor community areas as necessary to maintain professional appearance and atmosphere on the property.
• Paint community areas, as well as tenant spaces upon request, to provide upkeep of property walls.
• Attend to minor plumbing issues as they arise within property restrooms and tenant break room space (such as clogged drains, flush valve replacement, etc.).
• Responsible for maintaining an inventory of maintenance supplies and tools needed.
• Some exposure to access control system and entry hardware.
• Daily, provide support of property grounds (landscaping, garages, common areas, etc.) by removing all trash, blowing leaves, and any actions necessary to maintain property grounds.
• Confirm all light fixtures in common and tenant areas, including exit signs and exit emergency lights, are operating correctly by changing faulty light bulbs and ballasts.
• Clear snow and ice during inclement weather.
• Maintain restroom fixtures like soap dispensers, hands free fixtures and mixing valves.
• Maintain availability during on-call times ensuring after-hours calls are answered and responded to.
