ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
- Provide leadership and supervision of HVAC services team of technicians, including hiring, training, personnel development and performance review
- Use experience to build, develop, and lead a highly successful and skilled HVAC team
- Provide technical assistance and direction to direct reports and assist in the technical training and upgrading of skills of less qualified staff
- Conduct periodic inspection and audits to confirm compliance with operations and maintenance programs including service call programs, preventative maintenance, safety programs, hazardous materials, OSHA compliance, and record keeping
- Ensures that all work performed under his/her supervision is done in a timely and cost-effective manner according to the applicable codes
- Follow up with customers to ensure that all services are completed to their satisfaction
- Ensure compliance with regionally directed or client directed procurement programs, and process PO’s and invoices, maintain tracking mechanisms of all expenses
- Manage and perform preventive maintenance on commercial HVAC and mechanical systems
- Assist in the development of the Capital Budget Program, as well as the short and long term planning and analytics
- Coordinate and track career development for direct reports and perform or assist in mid-year/annual performance evaluations of all engineering staff
- Assist in formulating marketing presentations/proposals
- Ensure compliance with applicable codes, requisitions, government agencies, and company directives related to HVAC items and associated building operations
- Support the Property or Engineering Manager with rehabilitation projects such as replacement of HVAC systems
- Implement the necessary requirements to move a project of corrective action to completion.a. Review the event /situation / equipment / systemb. Troubleshoot/communicate and identify the root cause of failure/issue.c. Develop a scope for work for the corrective actiond. Estimate the projecte. Prepare and provide proposals for approval for the associated scope of work.

IMPORTANT EDUCATION
- High School Diploma or GED Equivalent
- Formal HVAC training, certifications, and proven HVAC expertise
IMPORTANT EXPERIENCE
- Proven HVAC engineering experience with significant supervisory responsibility in commercial HVAC and mechanical systems.
ADDITIONAL ELIGIBILITY QUALIFICATIONS
- Excellent verbal and written communication skills and the ability to interact effectively at all levels
- Must observe and comply with all standard safety codes and practice, and perform work in accordance with recognized trade and C&W Services standards
- Must be capable of reading and interpreting plans, specifications, and operational manuals associated with his/her work
- Must be quality-focused and customer service oriented
- Must have prior supervisory/management experience
- Vocational/Technical training certificate in HVAC
- Universal Technician for CFC’s depending on market licensure requirements or any similar combination of education and experience
- Knowledge and understanding of all applicable practices/techniques, laws, project controls, and environmental regulations
- Familiar with Energy Management System (EMS)/programming, fire alarm systems, and Building Management Systems
- Proficiency in the preparation of staff schedules, after hour assignment scheduling and coordination, preventive maintenance schedules and the ability to assess and prioritize immediate needs.
- General knowledge of the property management financial reporting with primary focus on R&M expenses, Utility expenses and Capital expenses, as they pertain the department’s allocated monthly and annual budget. Should possess the knowledge to clearly explain favorable and unfavorable variances the monthly and year to date R&M and utility expenses.
- Advanced computing skills in Microsoft applications i.e. Outlook, Excel, OneDrive, SharePoint, and Word
WORK ENVIRONMENT
This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
