Job description
Lead Engineer Job Description
- The Lead Engineer will manage the engineering program with a high level of quality and a focus on customer service.
They will lead their staff and administer the engineering department in coordination with the management team to meet client expectations. The Lead Engineer will perform ethically and will follow all UG2 standards. The Lead Engineer will be responsible to plan, implement, coordinate, and supervise all mechanical operations, maintenance, communications, energy management, and manpower development programs such as annual performance reviews of the engineering staff and monitor progress of goals and objectives for continuous improvement for their assigned properties.
The Lead Engineer shall supervise, in a safe and efficient manner, all engineering operations and mechanical maintenance of the building coming within the jurisdiction of the Engineering Department. These duties include but are not limited to the implementation of preventative maintenance programs, inventory controls, and the inspection, testing and maintenance of the fire alarm and any other life safety systems, as may be consistent with his functions as Lead Engineer and which are assigned to him by the building management. The Lead Engineer shall be responsible to the employer for the safe economical operation of the plant and for all persons employed under the direction of the Lead Engineer. The Lead shall be responsible for the implementation of the Employer’s orientation, safety, and training programs of engineers under their direction, as time and resources permit. Engineers under the direction of the Lead shall receive their orders from the Lead who shall be responsible to the Employer for carrying out the orders of management in the operation of the building. The Lead Engineer will support the training and advancement of Apprentice Engineers where appropriate. The Lead may stand a shift and work with the tools of the trade. All Lead Engineers are required to be Certified Engineers.
The Essential Functions of the Lead Engineer are as follows:
- Manage the engineering team including but not limited to training, personnel development, etc.
- Perform performance management by coaching and developing team members while still follow the established HR processes and disciplinary actions.
- Ensure 100 % compliance of engineers using the learning management system.
- Manage the development of engineering operating and capital budgets.
- Manage utilities by tracking the use, consumption, cost, and reporting. Assist in sub-metering, budgeting variances as directed by Management and Leadership.
- Regularly inspect the systems and associated equipment to identify and resolve issues.
- Assist in maintenance/engineering issues as required.
- Evaluate and update the preventative maintenance programs on an ongoing basis.
- Perform reviews on the preventative maintenance tasking and scheduling and ensure they meet manufacturer recommendations or follow industry best practices.
- Maintain the Operations Library by maintaining construction plans, structural, as-built drawings, MEP schedules, line diagrams and schematics, equipment and operation manuals, startup and commissioning documents, and equipment warranties.
- Develop and conduct systems and equipment training with onsite staff.
- Coordinate and manage outside contractors.
- Oversee all building systems including Electrical, Fire Life Safety, Grounds, HVAC, Plumbing, and Safety.
- Ensure communication with tenants, clients, property management, and vendors is professional and thoughtful.
- Solicit, administer, and execute repair service contracts in coordination with the Property Manager.
- Respond to all emergency situations quickly.
- Ensure inventory control programs are in place. Document the purchasing of parts and supplies.
- Ensure compliance with applicable codes, requisitions, government agencies, and company directives as related to engineering operations.
- Support the property manager with the following:
- Coordinate weekly update meetings with property management.
- Equipment assessment and replacement.
- Justification for replacement parts.
- Preparing budgets.
- Preparing schedules for the engineering team.
- Prepare contract documents reflecting scope of work.
- Manage the bidding process.
- Monitor construction processes and ensure compliance with contract documents.
- Maintain project files documenting construction progress, approvals, financial data, and contracts.
- Perform final inspection, punch list exceptions, and expedite corrective action.
