Lead Maintenance Mechanics work within a facility management organization that provides a variety of operation and maintenance services within a 24/7/365 environment that includes non-critical data environments and commercial office space. This position is responsible for the delivery of all contracted facility management services at assigned client locations. Primary responsibilities include but are not limited to the following: Managing customer relationships, coordinating 3rd party service, directing assigned C&W employees in day-to-day assignments, performing assigned maintenance tasks, and assisting with site level administrative tasks.Job Description
Principle Duties & Responsibilities:

  • Tasking and motivating of site-based maintenance team
  • Perform PM’s, troubleshooting, repairs, adjustments, and installations to commercial building systems
  • Routinely interface with client contacts to address requests and coordinate services
  • QC activities for all delivered services
  • Act as liaison/coordinator for outside contractors
  • Perform routine safety audits and compliance inspections
  • Manage the parts and materials inventory process
  • Respond to a variety of trouble calls or work tickets such as, but not limited to, equipment installs, electrical outages, equipment testing, general plumbing, light carpentry work, basic HVAC, piping repairs, lighting issues while demonstrating strong customer service skills
  • Ensure that PM’s and work orders assigned are completed and closed out in compliance with the provided schedule
  • Responds to building system alarms to limit operation disruptions, minimize equipment or system damage, and participates in root cause analysis
  • Maintain vigilance and report all potential system/equipment problems to management immediately
  • Lead the maintenance team’s site level safety program and promote a proactive safety culture
  • Support the budget management process through cost control practices

Training & Education Requirements:

  • Minimum of 7 years of maintenance experience in a commercial or industrial environment
  • Minimum of 1 year of experience in a supervisor role
  • Associates degree or trade specific license preferred
  • Demonstrated experience across multiple skilled trades
  • Must have flexibility to work overtime and work on an on-call basis, as may be dictated by the needs of the business
  • Able to use hand tools, test equipment and knowledge of maintenance shop practices
  • Able to respond to equipment alarms, troubleshoot systems through graphic user interface on equipment and digital systems, and understand systems operations adequately to be able to stabilize system operations while specialized OEM technicians are called to site
  • Intermediate skill level with PC navigation, work processing and smartphone/tablet use need to complete
  • Able to read, analyze, and interpret general business periodicals, journals, technical, procedures, or governmental regulations
  • Ability to effectively communicate with coworkers, management, and client representatives
  • Must possess a valid driver license
  • Must pass a criminal background check

  • Ability to work to in an environment with exposure to dust, chemicals, and loud noises
  • Must have ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices
  • Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine
  • Involves movement between departments, floors, and properties to facilitate work
  • Ability to read and understand information presented orally and in writing
  • Regularly required to utilize vision abilities, allowing reading of printed material, drawings, and schematics
