In order to continue to reach our goals as a company, we are seeking an experienced Maintenance Manager to join our team. Candidates should be able to perform the essential responsibilities as well as meet the qualifications listed.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned with or without reasonable accommodations.
- Makes repairs on equipment as able or coordinates repairs through outside contractors.
- Performs or directs others to perform ground maintenance activities such as moving and maintaining lawn, trimming shrubs and trees, removing weeds, raking and disposing of leaves and refuse, shoveling snow from walks.
- Interprets Company building policies to workers and enforces safety and infection control regulations.
- Establishes or adjusts work procedures to meet facility schedules.
- Analyzes and resolves maintenance problems, or assists co-workers in solving maintenance problems.
- Reviews daily maintenance requests to determine work priorities. Schedules repair, maintenance, and installation of material and equipment to ensure continuous operation.
- Does maintenance checks on utility systems to provide continuous supply of heat, electric power, gas, air, or water required for operations.
- Does majority of maintenance and repairs on plumbing, heating and floor coverings.
- Develops preventative maintenance program. Inspects facility and equipment for conformance with operational standards.
- Plans, develops, and implements new methods and procedures designed to improve operation, minimize operating cost, and effect greater utilization of labor and material, and remaining within budget.
- Reviews new product plans and discusses equipment needs and modifications with Administrator.
- Assists with moving furniture and supplies as needed.
- Responsible for maintenance on facility van, may be asked on occasion to drive van for activity or transport resident to doctor’s appointment.
- Keeps interior in good repair which includes drywall repair, painting, cleaning carpets, and miscellaneous other duties.
- Must be available and willing to assist in any emergency in the building at any time, such as power outage, fire, or major equipment problem.
- Knowledgeable of an implements all safety, universal precautions, and Company policies/procedures for the protection of residents, co-workers, and self.
PHYSICAL, COGNITIVE, AND SENSORY REQUIREMENTS:
- Must be able to move intermittently throughout the work day.
- Ability to remain calm under stress.
- Must function independently, have flexibility, personal integrity, and the ability to work effectively with residents, personnel and support agencies.
- Ability to demonstrate patience, tact, courtesy, enthusiasm, and a positive attitude.
- Must be able to relate to and work with the ill, disabled, elderly, emotionally upset, and at times hostile residents within the facility.
- Ability to read and write in English.
- Must be able to lift and transfer a minimum of 50 pounds.

Supervise and coordinate activities of workers (including self) engaged in maintaining and repairing physical structure and contents of buildings and maintaining grounds.
Experience and general knowledge in general maintenance tasks and willingness to demonstrate high standard of performance. Ability to follow instructions and carry out tasks to completion. Utilize good communication skills with residents and staff.
Maintain Rights of Residents as set forth by the Department of Health Laws and Regulations.
