Condominium Associates is hiring an Onsite Association Manager at their property in Clearwater, Florida at Pierce 100. This is full-time with excellent benefits.

The Onsite Association Manager will be responsible for the On-Site management of a single association, master association or master association with multiple sub-associations. The Manager shall be accountable to the board of directors at each association and shall report to the board president and the management company as it relates to operational matters. The board president may delegate this supervisory responsibility to another board member from time to time as circumstances dictate.

We provide boutique management services to upscale, amenity-based properties through knowing and understanding our clients and their needs. At Condominium Associates, our goal is to provide the highest level of professional management to associations and to relieve board members and owners from the burden of the daily operations of their association.

Key Responsibilities:

  • Supervises all on-site maintenance and other personnel, as necessary.
  • Responsible for hiring, training, supervising, developing, and terminating all personnel (maintenance, janitorial and administrative) with Board approval.
  • Conduct staff meetings as needed to inform employees of new policies, procedures or scheduled events.
  • Approve employee’s vacation request ensuring the association has adequate coverage.
  • Provide payroll timesheets to the designated payroll person in the Regional Office.
  • Assist the Board of Directors in preparing the annual budgets. Review budgets and evaluate ways to improve service and/or reduce expenses while maintaining the same level of service.
  • Verify year-end financial reporting requirements are being met. Determine if the Association is required to have a Compilation, Review or Audit done on a yearly basis by an outside CPA firm.
  • Prepare the manager’s report for each Board of Directors Meeting to include the current management company content standards.
  • Conduct property inspections on a regular basis as specified in the association's management contract and issue work orders as deemed appropriate. Monitor work orders through the completion of the work required.

Job Qualifications:
  • High School Graduate with some college course work, including courses in business (work experience may be substituted for the courses in management) is required.
  • LCAM license required.
  • Working knowledge pertaining to the statutes for the type of assigned Condominium or Homeowner Association.
  • Excellent written and verbal communication skills.
  • Ability to multitask and manage priorities in an efficient and accurate manner.
  • Strong task and time management.
  • Innovation and problem recognition and resolution abilities.
  • Strong initiative.
  • Ability to think critically and make independent decisions based on sound judgment.
  • Ability to work effectively and professionally with a diverse range of both internal and external contacts.

  • Proficient in Microsoft Office Applications
