MAINTENANCE ENGINEER - COMMERCIAL PROPERTY MANAGEMENT
JOB DESCRIPTION
- Maintenance Engineer reports to the Maintenance Supervisor or Property Management Office.
- Any Tenant related issues should be reported to the Maintenance Supervisor or Property Management Office as soon as possible.
- Trash patrol all parks; morning and after lunch. Properly disposing of any litter, trash, cigarette butts, etc. and keep all property dumpster areas clean.
- Complete any basic maintenance repairs as directed by Supervisor and/or Property Management Office including gutter cleaning, roof inspections, septic tank maintenance, roadway grates and drains.
- Complete tenant work orders as directed by Supervisor and or Property Management Office.
- Change locks and provide new keys.
- Walk all vacant units weekly; ensuring the air conditioning thermostat is set at a reasonable temperature, suites are free of debris, trash, bugs, spider webs, etc. and ensure vacant units are stocked with restroom supplies and leasing materials and ensure all lighting, a/c, doors and electrical are functioning properly.
- Ensure all assigned work orders are completed promptly and in a professional manner.
- Knowledge to complete all property projects or assignments in a safe, efficient manner.
- Prepare and maintain preventative maintenance schedule, i.e., gutter cleaning, septic tank maintenance.
- Must be available for on-call responsibilities when needed.
- Do routine inspections of property with written records (including monthly exterior lighting checks).
- Ensure general lawn care and maintenance is being performed.
- Complete monthly work orders for property preventative maintenance projects – turn in prior to the last day of the month.
- Maintain roof inspection/maintenance.
- Visually monitor all property activity on an ongoing basis. Report any violations to the Maintenance Supervisor/Property Management Office immediately, especially to report safety violations, prevent damages and limit Owner liability exposure.
- Maintain a clean, safe working environment, including the safeguarding and care of all property tools and material inventory.
- Requires a valid driver’s license and a reliable vehicle.
- Proficient in English and Spanish is preferred but not required.
- Other duties may be assigned.
Job Type: Full-time
Pay: $19.99 - $24.07 per hour
