Summary

Working in coordination with the Property Manager and Maintenance Supervisor, the Punch Techs primary responsibility is to ensure all vacated apartments are thoroughly restored to market ready status within the Property Managers timetable.

Tasks

• Conduct all business in accordance with company policies and procedures, state, and federal laws, i.e., OSHA, ADA, Fair Housing, etc. Inspects vacated apartments and completes established checklists.
• Informs Maintenance Supervisor and Property Manager of any needed services and repairs.
• Assists during trash-out of apartment, i.e., moving heavy / bulky items to the dumpster.
• Assists with painting duties when requested. Transfers paint from storage areas to apartments when painting is scheduled.
• Checks faucets, sink plugs, and repairs/replaces as necessary. Replaces washers when needed. Performs exterior repairs to sinks, bathtubs, etc., when warranted.
• Inspects bathroom tiles and performs minor repairs / replacements.
• Operates carpet-cleaning equipment to clean carpets.
• Changes HVAC filters.
• Repairs holes in walls with plaster and paints as necessary.
• Replaces vacancy lock (if needed) on day lock is changed for new residents for move-in. Changes post office box lock when requested.
• Assists in changing or removing appliances from apartment.
• Make new keys when requested.
• Assists in keeping grounds clean at all times.
• Assists maintenance team when needed.
• Delivers notices to all apartments.
• Reports supply needs to Property Manager and/or Maintenance Supervisor.
• Performs other tasks as assigned by the Property Manager and/or Maintenance Supervisor.

Knowledge

Abilities

• Arm-Hand Steadiness The ability to keep your hand and arm steady while moving your arm or while holding your arm and hand in one position.

Wage

• Hourly, Non-Exempt (eligible for overtime).

Experience

• Preferred one (1) year experience in apartment maintenance or general maintenance.
