About the Role:

The Real Estate Specialist, East position will report to a designated VP of Real Estate and support and execute, under the guidance of the various area VPs of Real Estate (VPRE), and Directors of Real Estate (DRE), managing and ensuring all underwriting measures for transactions are in place to properly recommend how to proceed with Grocery Outlet’s existing store real estate needs, new store, relocation and expansion program. Responsible for inquiries, schedules and maintaining relations with internal partnering departments, dealmakers, third party vendors, brokers and landlords.

Responsibilities Include:

  • Perform real estate market analysis including evaluation of competitors' locations, acquisitions strategy, sales volumes, and other relevant information and present recommendations for potential new locations.
  • Execute analytics and mapping depicting key demographic, competitive, traffic, and decision-making metrics.
  • Collaborate with brokers and dealmakers to create, present, and drive real estate committee packages.
  • Create site development exhibits/decision-logic summaries, construction budgets and financial proformas.
  • Handle team solicitations from the business community regarding potential new sites.
  • Manage key dates to various internal/external business partners that are used in future coordination of sites.
  • Safeguard files/databases/reports/CRMs/mapping for compliance purposes.
  • Regulate, process and manage real estate related invoicing and receivables.
  • Direct relevant departments both internal and external process and procedures to the company to ensure maximal returns for the real estate department.
  • Implement trouble-shooting and problem-solving measures as they arise from deal activity.
  • Present to management approval packages and documents with an eye on precision and consistency.
  • Construct various meetings and travel schedules needed for the driving markets, negotiating and completing deals.

About the Pay:

  • Base Salary Range: $75,000 - $100,000

Final compensation will be determined based upon experience and skills and may vary based on location.

About You:

  • High school diploma or GED required, preferably some college experience.
  • Previous experience in transaction management of real estate, titles, underwriting in retail shopping center real estate highly valued.
  • Must have excellent decision logic, analytic, organizational, written and communication skills.
  • Driven by a desire to provide excellent service and experience in the transaction process.
  • Minimum of 5 years’ experience in the retail real estate related to site selection process.
  • Experienced interpreting retail commercial leases.
  • Strong knowledge of United States Real Estate network.
  • Working knowledge of construction and property management.
  • Capacity to formulate and interpret reports and correspondence.
  • Aptitude to calculate figures and amounts such as discounts, interest, and volume for financial recommendations.
  • Ability to apply common sense understanding to carry out instructions furnished in written, oral or diagram form.
  • Problem solving competencies in various situations.
  • Ability to transact tactfully and effectively with brokers, landlords, attorneys, architects, local government officials, sub-lessors, vendors, independent operators and all Grocery Outlet employees.
  • Less than 10% travel may be required from time to time (to HQ Emeryville & Wayne, PA).
