Responsibilities

• Develop a culture of Unity and Ownership.
• Set an example of enthusiasm, hard work, honesty and accountability.
• Hold the Construction management team accountable for all homes that are built per plan and ensure they are checking floorplans, elevations, and scope of work on a regular basis.
• Ensure that the Construction Manager is responsible for Model Home maintenance and making sure Model Homes always appear in retail condition (light bulbs, cleanliness and weeding of parking lots, air filters, flood lights, etc.).
• Ensure that the Construction Manager takes pride in planning, organizing, and directing the Project Managers and Superintendents to meet construction deadlines and goals. These goals and deadlines consist of reaching pertinent construction milestones (foundation pour, frame inspections passed, cabinet installation, QAI OT, QAI with homeowner, manager delivery, NHO, and follow -up) throughout the construction process in a timely manner.
• Ensure homes are on track to finish on time.
• Ensure that the Construction management team solidifies the importance of progressing construction schedules every day.
• Ensure that the Construction Manager is tasked with maintaining the overall budget for all warranty expenditures.
• Ensure that the Construction Managers aspire to identify perpetual warranty issues and come up with solutions to resolve them.
• Score above 90% on the customer satisfaction surveys.
• Outstanding service and attitude= great survey.
• Coach the Construction management team to monitor and control materials delivered to the job site to avoid material from being stolen or damaged, hold trades accountable when sloppy work requires additional effort from other Trade Contractors, and do not pay Trade Contractors or Suppliers until work is 100% complete and has been inspected.
• Negotiate fair prices for required work above and beyond the scope of work.
• Ensure that the Construction management team is taking responsibility for maintaining a clean worksite.
• Remember that Cleanliness = Quality to buyers and trade Contractors. All homes should be free of trash, streets free of dirt, the subdivisions common areas clean and tidy, and all homes broom-swept at the end of each day.
• Ensure that the Construction management team is ultimately in charge of any and all violations that may be received by OSHA.
• To mitigate these types of issues, great Construction Managers make sure that we are holding and maintaining weekly inspections, notices of correction, company safety manual and reports per OSHA standards.
• Manage company relationships/cooperate with other departments.
• Build and maintain great working relationships with key members of City and County staff.
• Establish processes and systems to help achieve and excel business goals and objectives.
• Provide constructive and timely performance evaluations.
• Handle discipline and termination of employees in accordance with company protocol.
• Coordination of all home closings and lot closings;

Qualifications

• Required: 2+ years experience as a Department Head in the homebuilding industry
• Required: Bachelor's degree or equivalent industry experience
