Job Description - Director of Property Management - Downtown Los Angeles

The company is growing. We have a brand new position that we are looking to add to the Executive team. If you are an experienced Regional Vice President or Regional Director within property management, this is the role for you!

The position is responsible for the management & oversight of commercial properties consisting of office building, medical office and shopping centers within the entire portfolio of assets in Southern California.

ESSENTIAL FUNCTIONS:

- Under the guidance of the Principals and Executive Counsel, direct and supervise property management teams in the performance of their responsibilities

- Communicate between managing principal and property manager

- Responsible for providing input and guidance for the annual budgets of assigned properties

- Financial understanding and guidance of quarterly variance reports. Ensure that all receivables are monitored and provide guidance to the property managers through any receivable litigation process

- Ensure tenant and vendor relations are consistent with established company standards and expectations

- Provide overall direction of day to day management and have full knowledge and oversight responsibility for management of the properties

- Review, design and implement systemic overhaul regarding all property management procedures

- Oversee and implement process for PM’s to create approval packages for all deals, including net effective rent worksheets

- Design and implement strategic vision

- Benchmark and track goals: 1yr, 3yr, 5 yr, 7yr and 10 yr

- Actively participate in the acquisition due diligence process, including involvement in the management related section of the underwriting process

- Engage actively with the Investment Teams, providing asset and market level expertise that is used in the decision making process

- Engage actively with property accounting functions and construction teams (TI and maybe CapEx)

- Engage with Leasing team to ensure assets are leased appropriately and in alignment with the company’s overall strategy set by the managing principals

- Actively participate in the quarterly asset management reporting process

- Hire/fire employees

- Potentially help negotiate lease proposals, amendments and renewals

- Working directly with Legal (internal and external) on Leasing, Contract Agreements and Litigation

- Implement a process to create and update a Leasing Assumption Report (parameters for how deals should be structured given the specific markets of specific assets [i.e. DTLA, West LA, Pasadena, etc…])

- Create and implement a process to collect and analyze tenant financials and business plans for securitization purposes

- Track the LOI from execution, Lease, TI, completion…

- Help determine annual benefits for the company

- Organize a master vendor list and unit pricing

NON-ESSENTIAL FUNCTIONS:

- Represent the company within relevant industry groups.

- Ensure that the company is appropriately represented within the commercial property management communities

SUPERVISORY RESPONSIBILITIES (if any):

- Direct supervision over the property managers and all their reports

EDUCATION/EXPERIENCE REQUIREMENTS: (including certification, licenses, etc.)

- Bachelor’s degree required, preferably in business administration. MBA or Master’s a plus

- Minimum 15 years’ experience in leadership role(s) involving real estate asset/property management

- Basic understanding of building maintenance and mechanical functions.

- Industry certifications such as RPA, CCIM or IREM a plus

- High Degree of Proficiency in computer skills with MS Office, Yardi, Avid, etc.

- Ability to understand technical evaluations as they apply to the investment and/or operation of real estate assets

- Strong communication skills, professional work ethic, appearance and demeanor

- Able to manage working in a fast-paced environment with strong ability to Multi-Task

Job Type: Full-time

Pay: $150,000.00 - $180,000.00 per year
