POSITION PURPOSE

The Facilities and Grounds Manager is the team leader for the maintenance team and is responsible for planning, organizing, and managing the day-to-day maintenance and modernization of existing facilities and properties under Tamaya Ventures and
Warrior Enterprise responsibility. This would include, but not limited to, supervising staff, assessing needed repairs on facilities, building or grounds renovations, grounds maintenance/management, ordering supplies & materials, overseeing maintenance schedules for equipment, and Common Area Maintenance (CAM).

ESSENTIAL DUTIES, FUNCTIONS, & RESPONSIBILITIES

1. Maintenance and operations of the Master Business Lease grounds to include custodial, maintenance, grounds/landscaping,
Common Area Maintenance (CAM), transportation, facility operations and repair projects.

2. Supervises, directs, assigns, and evaluates the daily work of assigned staff; trains employees in work procedures, standards and safety practices, interviews and recommends selection of job applicants, appraises employee performance, conducts informal counseling on work issues, prepares documentation and improvement plans for deficiencies, and recommends performance recognition and disciplinary action.

3. Communicate matters involving personnel and facilities in a current and timely manner with Supervisor.
4. Provide professional leadership including effective deployment of the staff, effective forecasting, planning and analysis, project management, scheduling, budget development and control, analytical and accountability analysis, equipment and/or fleet replacement planning.

5. Maintain the master plans and prints of the Master Business Lease pertaining to buildings, roadways, pathways, parking lots, and utilities, including electrical, gas, water/sewer, telephones, fiber, service lines, and any other infrastructure.

6. Prepare and administer department budgets for area of responsibility; prepare recommendations and justifications regarding budget requests; authorize expenditures according to company policies and applicable regulations; actively seek
State, Federal, Tribal, and other funding sources to support new or on-going facilities, maintenance, infrastructure, and development projects.

7. Develop and monitor ongoing Preventative and Deferred Maintenance programs for all major mechanical and electrical systems for Tamaya Ventures, Warrior Enterprises, as well as for grounds, buildings covered under the CAM, and other areas as required.

8. Work closely with CEO and project team(s) regarding issues related to safety, space inventory, capacity ratios, facility modifications and future construction.

9. Assure compliance with established safety regulations and precautions by all facilities and grounds staff; provide for effective orientation and continuing training to minimize accidents and injuries

10. Develop and implement organizational safety policies and procedures to insure a safe, efficient, and cost-effective operation.

11. Effectively service the operations through an effective work order system, to include response and coordination of maintenance requests and needs.

12. Create and implement environmentally sustainable policies and procedures for all Facilities and Grounds staff.
13. Perform other related assignments given by the Supervisor.

FACILITIES AND GROUNDS MANAGER
Position Description

MINIMUM MANDATORY QUALIFICATIONS

Experience: Ten (10) years as a facilities and grounds manager, or similar role and responsibilities; four (4) of these years should include supervision experience/responsibilities

Education: Bachelor’s Degree in a related field such as Plant Engineering, Facilities Management, or a related field is preferred; An engineering/architectural or facilities management background is desirable;
Licensure and/or certification in facilities management or construction related field such as agronomy, electrical, plumbing, HVAC, fertilization, irrigation, pest control is preferred. Equivalent work experience in facility maintenance and operations may be substituted for degree preference.

Mandatory Planning, organizing, scheduling, assigning, and reviewing the work of subordinates, contractors, etc
Knowledge, Selecting, training, instructing, appraising, counseling, supervising, and motivating assigned staff
Skills, Abilities Maintaining records and preparing reports and correspondence, including required regulatory and Other reports and records
Qualifications: Experience with structural, inspections, electrical, plumbing, landscaping/groundskeeping, etc.

  • Project and/or Construction project management experience
  • Familiarity and experience working with large equipment
  • Developing and evaluating standard operating procedures and methods for facilities maintenance and improvement, grounds keeping, and standard daily operations
  • Familiarity with OSHA standards and compliance, Safety plans
  • Organized with attention to detail; Ability to develop and provide reports of projects/tasks
  • Ability to work with people of all ages and backgrounds
  • Exercise sound independent judgement within general policy guidelines
  • Proficient with Apple Macintosh and/or Microsoft Office Suite (Word, excel, PowerPoint, etc)
  • Ability to understand and carry out written and verbal instructions; communicate clearly and concisely both verbally and in writing; establish and maintain highly effective working relationships

PREFERRED QUALIFICATIONS

  • Ability to obtain public pesticide application licenses and other relevant certifications and licenses (if applicable)
  • Ability to utilize GIS/GPS technology
  • Ability to read blueprints, construction specifications/documents, etc.
  • Project and/or Construction Management experience

WORK ENVIRONMENT
