We are seeking an individual to serve as our Facilities Manager. This is a Full-Time (37.5 hours/week) position. Under the supervision of the Patron Experience Director, the Facilities Manager is responsible for the maintenance and effective operation of the Library’s physical systems; establishes and follows routine cleaning and maintenance procedures to maintain a high standard of safety, cleanliness and efficiency for the library’s building and grounds. The Facilities Manager directs, oversees, and inspects the work of other Facilities staff, custodial and cleaning service employees, ensuring that all maintenance, cleaning, and housekeeping functions are satisfactorily performed.

The pay range for this position is $65,000 to $75,000 annually depending on qualifications.

Essential Functions and Responsibilities of this position include:

· Manages all operations related to the library facilities and property in a safe and responsible manner and provides recommendations for facilities-related development and enhancements.

· Provides recommendations and participates in long-term capital spending planning and budgeting process.

· Acts as a liaison (contract or intermediary) between contractors, engineering consultants and Library administration for large scale capital projects.

· Works with vendors and service companies to negotiate contracts, oversee deliverables and maintain effective communication and working relationships.

· Acts as liaison between Facilities and other library departments, between the Library and the Village of Glenview Public Works, and with the Glenview Park District landscaping team.

· Creates and maintains preventive maintenance schedules for equipment and mechanical systems.

· Troubleshoots HVAC and mechanical equipment; performs basic mechanical, electrical and plumbing repairs, carpentry, painting, moving of furniture, etc.; coordinates repairs to various systems.

· Prepares and recommends reasoned and reasonable department budget, which manages costs effectively while anticipating contingencies; manages budget and is accountable for results.

· Is “on call” for building emergencies and acts as "first responder” in the event of false alarms, etc.

· May serve as Person in Charge.

Education/Experience/Qualifications

· Two-year Associate Degree or equivalent in a relevant field required; some specific engineering certification preferred (for example, HVAC, Plumbing, Electrical, Elevator, etc.).

· Minimum of 5 years in a custodial/maintenance work environment, 2 years of which were in a supervisory role.

· Flexibility to work evenings and weekends, and to be “on call” for emergencies.

Knowledge, Skills and Abilities

· Ability to operate cleaning equipment, hand and power tools and snow removal equipment, and be able to instruct others in their operation.

· Working knowledge of commercial heating and air-conditioning systems

· Thorough knowledge of building mechanical, electrical, plumbing and sprinkler systems.

· Ability to sit, walk, stand, balance, stoop, bend, reach, kneel, crouch, lift, crawl, twist on regular basis.

· Ability to climb and work from a ladder and an overhead lift.

· Ability to lift and handle 70 lbs.

· Ability to exert 50 to 100 pounds of force occasionally, and 25 to 50 pounds of force frequently.
