Location: Ridgewood, Queens

Schedule: Monday-Friday
Hours: 7am-4pm (1 hour unpaid lunch)
Hourly Rate: $24 - $25/hr

• Performs basic electrical, plumbing, mechanical, and heating and air conditioning work as well as some carpentry work
• Responds to tenant requests for repairs and keeps a journal of completed work.
• Keeps building grounds and common areas clean and in safe condition.
• Ensures that garbage and recycled items are placed for pick up at the appropriate times and in the proper manner.
• Keeps entrances, walkways and stairways clear of ice, snow and debris.
• Maintains fresh paint on interior and exterior of the building.
• Maintains inspection logs for sprinkler systems, fire extinguishers and other building systems as required by state and federal law.
• Conducts regular preventative maintenance on items throughout the interior and exterior of the building, regular inspections of all common areas.
• Responds to emergency calls.
• Coordinates with contractors or repair crews for work that is outsourced.
• Wears the proper safety equipment in the appropriate situations including hard hats, eye and ear protection, safety shoes, gloves, face mask and respirator
• Be responsible and have a Excellent Work Ethic
• Oversee and maintain building systems
• Working knowledge of standard HVAC and mechanical systems
• Must have experience working a Commercial Building

Certification Requirements (Any)
-S-12 City-Wide Sprinkler System
-S-13-City-Wide Standpipe System

-S95-Supervision of Fire Alarms & Other Related Systems

Physical requirements include: walking and standing during the entire shift (often 4-8 hours), climbing stairs, kneeling to clean floors, pushing and pulling objects, lifting and moving objects (up to 50 lbs), repetitive bending and lifting, and repetitive arm movement
