Job Responsibilities:
- Manages lead database to properly cultivate leads by analyzing target markets, sales objectives, and marketing strategies.
- Cultivates leads through phone calls, e-mails, in person appointments, virtual appointments, events and more to generate interest and provide information to prospects for Independent Living.
- Responsible for closing Sales in line with budget and occupancy goals.
- Maintains and documents follow-up with prospects and applicants through CRM database.
- Coordinates Sales and Move-in process. This includes, but is not limited to, meeting and providing tours for prospective residents and processing residency agreements and move-in documents. Coordinates paperwork and all requirements for move-in to Community. Follows up with new residents to ensure satisfaction with new accommodations.
- Works with Resident Care Director to schedule assessment timely to ensure residents are appropriate for the level of care being provided prior to move-in.
- Follows up with Resident Care Director and Executive Director to review move-in checklist prior to resident moving in to ensure proper care is provided immediately upon move-in.
- Walks through rooms prior to resident move-in and works closely with the maintenance and housekeeping department to ensure the room is ready prior to move-in.
- Works closely with every department to ensure that the entire move-in process for the resident is smooth and that all requirements are met prior to move-in.
- Assists with the development of the departmental advertising plan, special events and promotional activities.
- Works with the VP of Sales Marketing and Executive Director to develop and implement marketing research.
- Prepares marketing reports.
- Maintains room availability and census reports daily.
- Maintains confidentiality of resident and company records.
- Attends Marketing and networking events externally.
- Actively markets outside of the community each week to local businesses and referral sources through required KPIs for cold calls, scheduled appointments, and attending networking events.
- Plans and coordinates special events and activities to increase prospect visitation to the Community.
- Develops and maintains positive working relationship with residents, family members, staff, management, and external contacts.
- Assists in developing and executing Sales and Marketing plans and programs, both short and long range, to ensure maximum census.
- Identifies customer satisfaction issues, conducts appropriate research, and proposes action plan for resolution of problems.
- Create, promote, and maintain good public relations.
- Identify and establish an effective network of community and professional sources, to include but not limited to real estate agents, moving companies, hospitals, rehabilitation centers, etc., to provide resident referrals and develop relationships that provide on-going lead opportunities for the Community.
- Maintain a thorough knowledge of the community’s activities and services to effectively and accurately represent and promote the Community to referral sources and prospects.
- Maintain current knowledge of the local market trends and competitors to assist in developing and executing effective sales and marketing strategies.

- Assist Executive Director with marketing and public relations tasks; assessment and service planning activities; tenant move-ins and move-outs; and/or coordination of tenant services as needed
- Makes presentations to business and networking groups to build the sphere of influence of the residence
- Complies and updates as necessary for market competitive analysis including shopping the competition
- Ability to interact and build relationships with older adults and their influencers
- Schedules tours and meets potential residents and their families to determine needs, give tours highlighting benefits, provides solutions, overcomes objections, and closes sales to obtain a deposit and move-in date.
- Explains all move-in forms, disclosure statements, and agreements
- Coordinates greeting of new residents, double checks on the readiness of apartment
- Provide move-in and new resident information to appropriate team members
- Ability to work within budget
- Prepare all required paperwork daily, weekly, and monthly basis and report to the supervisor as required
- Must have exceptional time management and organizational skills
- Understand that travel is required for marketing and public relations as well as training
Customer Service:
- Perform job duties for Residents and team members in a courteous and professional manner
- Meet and greet visitors in a friendly, helpful manner
- Communicate professionally and cooperate with the supervisor and all community personnel
- Ability to relate positively, effectively, and appropriately with residents, families, community members, volunteers, and residence staff
- Ensure compliance and understanding of all regulations regarding residents' rights
