Middleburg is currently seeking a Marketing Manager in the Dallas, TX area. The Marketing Manager will work with Senior Management to position Middleburg as a thought leader in the real estate industry. Responsible for ensuring regional marketing, advertising, resident retention, and communication performance for the assigned portfolio of properties through the execution of strategic and tactical marketing plans. Ensure that brand guidelines, sales processes, and communication techniques are adopted and adhered to by the communities. Working with Community Managers, Area Property Managers, and Regional Managers, the Marketing Manager ensures that the customer's satisfaction is exceeded through weekly meetings, and utilizes analytical reports to assess the performance of lead generation, sales goals, conversions, website performance, media mix, and initiatives. Leads the implementation of Middleburg Management's web, digital, and social strategies, and initiatives to help drive lead generation and retention goals.


Position Overview:

  • Provide tactical marketing advice to the site teams.
  • Ensure that ILS, directory, and social media listings are compliant
  • Provide recommendations for the continued success of current media buys based on an analysis and review of current media purchases with the direction of the Marketing Vice President
  • Explore new methods for engaging with our target audiences via social media channels and identify new social media networks to reach them
  • Management of Reputation - Develops and maintains a positive reputation for all property review sites (Google, Facebook, Yelp, Apartment Ratings). Manages all online reviews in a professional manner, whether personally or with the assistance of a reputation management vendor or an internal team.
  • Develops ideas for improving ratings and maintaining a positive image of the property.
  • Keep the marketing department, regional managers, and executives informed of the latest digital/social media trends while serving as an in-house digital/social media expert
  • Develop and implement a proactive corporate social media strategy and tactics, including monitoring for brand mentions, crafting and posting social and editorial content, and responding directly to corporate customers.
  • Actively monitor and report on all corporate social media channels (peak hours)
  • Providing feedback to properties on all corporate social media channels (non-peak hours) and property social media channels. Passively monitor and report on all corporate social media channels (non-peak hours)
  • Assist in the creation and ordering of creative and collateral materials
  • Support site teams in adhering to calendars for events, outreach, and community service.
  • Manage the ILS, reset passwords, and provide any training requirements needed
  • Assist in the development of training materials
  • Assist with the marketing administrative tasks of other departments, such as Investor Relations, Development, and Construction.
  • Assist in troubleshooting underperforming communities through strategic marketing and community performance analysis.
  • Assesses the performance and KPI of communities to make recommendations, adjustments, and changes to the marketing sources and expenditures of the communities.
  • Generates lead volume.
  • Analyzes conversion data and communicates with operational leadership regarding performance trends.
  • Analyzes trends such as occupancy, traffic numbers, conversion ratios, and follow-up engagement.
  • Communicate findings to regional leadership based on analysis, conduct training, and make suggestions and recommendations.
  • Managing, designing, and updating the website. Updates the website with changes to the content, photographs, and specials.
  • Marketing Audits - Audits are conducted on a regular basis to ensure all marketing information is accurate and current. Audits may include but are not limited to, photography, floorplans, syndication fees, signatures, community hours, and pet policies.

Desired Skills and Experience:

  • Bachelor’s Degree (marketing, business, statistics, or similar preferred)
  • 1-2 years prior experience in multifamily real estate marketing
  • Demonstrated ability to read, write and communicate effectively
  • Interest in and basic knowledge of the multifamily real estate industry
  • Exhibited aptitude with the entire Adobe Suite and various website CMSs
  • Exceptional skills with social media marketing campaigns and advertising
  • Advanced ability in Microsoft Office Suite, PowerPoint, Excel
  • Comfort with intermediate mathematics (statistics, algebra)
  • Familiarity with basic financial concepts
  • This position is based out of Dallas, TX
