POSITION OVERVIEW
We are seeking an Architect with construction administration experience or a Construction Super with on-site experience. The Owner’s Rep Field Superintendent is responsible to assist in reviewing, coordinating, overseeing and assisting the Owner regarding project management and working with the General Contractor on the Owner's behalf, for new ground up buildings and major capital renovations. Projects are in the Bronx and Manhattan, Westchester County, Rockland County,
In general, the Owner’s Rep Field Superintendent shall review all work completed and planned with the General Contractor to help eliminate excessive Punch lists derived from Walk-Throughs in order to help ensure that that all work by the GC and subs is performed according to the approved Construction Documents in a safe and professional manner. Also, Owner's Rep shall run Toolbox Talks and collecting Tool Box Talk Sign-In Sheets on a Bi-Weekly Basis from all Subcontractors performing work.
The outcome of an Owner’s Rep Field Superintendent’s work is a newly constructed building that meets the criteria set forth in the construction documents and specifications and has been completed within the time frame set forth in the Owner / Contractor Agreement.
PRINCIPAL RESPONSIBILITIES
- Meet with the Owners, PFGC Staff and Construction Superintendent to review all construction documents, receive a list of the sub-contractors and work with the overall project schedule and the two-week look ahead.
- Perform on-site observations of the progress and quality of work and observe tests required by the Contract Documents to determine if the work is being performed in conformance with the Contract Documents.
- During construction duration, inform of any changes that may impact the quality of work, progress schedule or potential cost implications
- Maintain a logbook of activities at the site, including weather conditions, nature and location of work being performed, verbal instructions and interpretations and specific observations given to the Contractor. Record any occurrence or work that might result in a claim for a change in Contractor's sum or time.
- Must be present on site during critical phases of work. Coordinate with the Contractor all necessary changes.
- Communicate Owner requests for additional work and resolve all field conditions and changes.
- Maintain secure copies of all relevant materials on the job
- Coordinate with any vendor or contractor the Owner may send to the site, as well as insuring that person has a valid insurance certificate
- Attend and participate in site meetings and prepare meeting minutes.
- Help GC to maintain a safe jobsite to meet OSHA standards.
- Assist in coordination of all necessary inspections including but not limited to rough framing, plumbing, UL and building final inspections.
- Walk through completed space with the PFGC Staff and Owner. Assist in punch list creation, if required. Work with GC to ensure punch list items are complete to Owner satisfaction.
- Assist with smooth transition from construction to Ownership
REQUIRED SKILLS AND ATTRIBUTES
- Must be an intelligent, responsible and highly organized
- Must have working technical knowledge of all trades and building systems
- Able to read commercial construction documents and specifications
- Able to communicate effectively (written and oral)
- Computer literate, Proficient in Word, general computer skills.
- Knowledge of architecture/engineering/construction management
- Personable, able to work with others as a team player
- Able to disseminate knowledge to help solve problems
- Well-rounded knowledge of construction elements, materials and building systems
- Must be professional, proactive with excellent communication skills
EXPERIENCE AND EDUCATION
- High school diploma or equivalent
- A combination of education and work experience will be considered in lieu of degree
- Bachelor’s degree in Architecture or related field preferred
- Architect w/ Construction Administration is a plus
SALARY:
Salary commensurate with experience
Job Type: Full-time
Pay: $70,000.00 - $90,000.00 per year
