POSITION:

Job Title: Servicing Specialist (Commercial Real Estate Loan Servicing)

Job Type: Full-time

Pay: $55,000.00 - $65,000.00 per year

Work from Home:

New employees are expected to be in the office for the first 90-day period. We believe that during this initial period the new employee will develop sustainable relationships with other team members and more quickly reach a level of comfortability. After the first 90-day period, employees may choose to work from home two days per week.

PURPOSE OF THE POSITION:

The Servicing Specialist is responsible for monitoring of real estate taxes, insurance coverage, and UCC’s for assigned investors and / or servicing partners. This includes payment of taxes and insurance premiums for escrowed loans, monitoring of non-escrowed loans, research on issues regarding taxes and insurance, and maintenance of servicing system loan information. Other functions performed by the Servicing Specialist include boarding of newly originated loans and/or servicing transfers to the servicing system and quality control of newly boarded loans in the servicing system.

ACCOUNTABILITIES (the nitty gritty):

Insurance

  • Review insurance certificates and policies to confirm investor and loan requirements are met.
  • Work closely with insurance agents and/or insurance companies to request bills, endorsements, and open policy items.
  • Take all reasonable steps necessary to obtain compliant insurance policies/certificates.
  • Maintain and update insurance escrow information to ensure prompt and accurate disbursement of insurance premiums.
  • Escrowed - Disburse monies for insurance premiums in a timely and accurate manner.
  • Non-Escrowed - Obtain proof of payment from borrower and agent.
  • Complete investor insurance certifications

Taxes

  • Monitor status of taxes through use of servicing system reports.
  • Maintain and update tax escrow information to ensure prompt and accurate disbursement of tax payments by running “Tax Payment Pending Reports.”
  • Escrowed - Disburse monies for taxes in a timely and accurate manner.
  • Non-Escrowed - Obtain proof of payment from borrower and taxing authorities.
  • Assist in responding to inquiries from borrowers and investors involving tax issues.

UCC

  • Continuations
  • Use servicing system-generated reports to monitor filing dates.
  • File UCC Continuations in accordance with investor and UCC authority requirements.
  • Terminations
  • Use servicing system-generated reports to identify paid-off loans.
  • Prepare documentation packages and forward to applicable UCC authorities for recordation.
  • Perform searches, if necessary.
  • Update servicing system and tracking reports throughout process.

Data Integrity

  • Save all necessary documentation in the appropriate storage area
  • Follow naming conventions and folder structuring.
  • Update, monitor, and correct data integrity issues to ensure ongoing accuracy.

Audit / Compliance

  • Process audit requests as requested.

Other

  • Organize and work on special projects as assigned, including project plan documentation, and updates to management.

Decision Making

  • Review and interpret the terms and conditions of the loan documents and servicing agreements to ensure compliance with covenants.
  • Some situations will require evaluation and decision making to address and resolve loan-level issues that arise in the performance of day-to-day servicing functions.

REQUIRED QUALIFICATIONS: (Education, Experience, and Skills)

  • Minimum education required: Associate degree
  • Preferred education: Bachelor's degree in business and/or a combination of college education and experience
  • Excellent verbal and written communication skills
  • Knowledge of Microsoft Office Suite
  • Excellent organization, time-management, and prioritization skills
  • Ability to work independently and as part of a team
  • Ability to adapt to a rapidly changing environment
  • Strong attention to detail, deadlines, accuracy, and consistency
  • Ability to maintain sensitive and confidential information
  • Familiarity with commercial real estate loan terminology, documents, and servicing agreements is a plus
